Austin: Cedar Park, Cat Mountain and Westlake Hills

01-20-2012
January 20, 2012

An economically strong city with diverse jobs that attracts many residents, most of Austin's housing is relatively new, according to Neighborhood Scout. The city has a mix of different types of jobs, promoting a degree of diversity in the population. There are enough students in the city for their presence to be felt in terms of the culture, as well as in their support for a variety of businesses.

Cedar Park

According to an area Realtor, Cedar Park is one of the city's more desirable neighborhoods. Cedar Park is about 20 miles north of downtown Austin and has reportedly grown in population by 600 percent in the last two decades. This is clearly a sign of its popularity. Situated amid hills, the community benefits from schools, parks and natural areas that reportedly make it pleasant for those who enjoy the outdoors.

The neighborhood is home to many families and is centrally located enough for residents to easily access many attractions of the Austin metro area. The price range in Cedar Park varies greatly which gives buyers a variety of options to consider.

Cat Mountain

A very hilly, slightly rugged area, Cat Mountain reportedly draws some residents who desire larger lots and a quieter atmosphere. Situated in northwest Austin, Nabewise states it is only 10 minutes away from the downtown area. The neighborhood has many affluent families who enjoy the pleasant scenery and open space. Many homes in the area have swimming pools and similar amenities.

According to the Austin American-Statesman, home prices can range from $200,000 to over $1 million, with most closer to the former than the latter. Just as the prices vary so do the home sizes. The various amenities that are available to residents are maintained by the community homeowners association.

Westlake Hills

Populated by a mix of people including science and technology professionals and families, this area is known for its schools and views. It is home to a number of bike trails and similar outdoor recreation opportunities, as well. The community's proximity to many of the area's major employers is a sought-after characteristic for many residents, shortening their commute and easing access to shopping and entertainment, among other activities.

The relatively quiet area and slight distance between Westlake Hills and the center of Austin may not appeal to those who prefer to live in a past paced city-like environment. Residents who want to live near the hub of activity but not in it, however, may approve.
